Awaab’s Law

Following the introduction of Awaab’s law on 27/10/2025 into legislation, ensuring dangerous damp and mould is investigated and dealt with within a set timeframe. Tenants will be able to hold us to account for non-compliance.


Awaab’s Law came into effect on Monday 27th October 2025. It introduced set timeframes for social landlords to investigate and fix damp and mould, and other serious housing condition issues.   
When you report damp or mould, here is what will happen:    


If it is an emergency, we will visit within 24 hours.
Otherwise will visit your home within 10 working days of your report.  
You will receive a report and action plan within 3 working days of our visit.  
We will start the recommended works within 5 working days – and for complex cases, works must start within 12 weeks. 
  
We know it is short notice, but please help us arrange the visit quickly so we can keep you safe. 
 
Our repairs team will need to check all rooms for damp or mould. 
 
We are always looking at ways to improve our services and will continue strengthening how we identify and act on hazards, especially for vulnerable residents.
